Midstad makes the "S" measurable

In collaboration with with Apollo Impact Compass Ltd., Midstad is developing a new
analysis method to make the social effects of inner-city transformations visible and measurable.

Frankfurt am Main, June 11, 2025 - the city of the future is lively, intermixed - and socially effective. But so far there is no objective benchmark to measure the social
impact of real estate projects and to manage it in a targeted manner. Midstad wants to change that. As a project developer and asset manager with a focus on city center locations
Midstad develops sustainable usage concepts that place people at the center. In order to capture the actual social effects of these transformations, Midstad is now launching a partnership with Apollo Impact Compass Ltd, a company specializing in data-driven impact measurement.
Why this is important
Proof of social impact is increasingly becoming a decisive factor - for
banks, investors, politics and society. While ecological and economic ESG criteria (Environmental, Social, Governance) have long been established, the "S", the social dimension of real estate, still lacks objective measurability. Midstad wants to take on a pioneering role: with an innovative, scientifically based approach, which allows a quantitative assessment of social urban development for the first time.

How it works
As part of a pilot project on Frankfurt's Zeil, Apollo Impact Compass Ltd. will carry out a comprehensive analysis of the location. The methodology is based on
the evaluation of large, unstructured data sets - including mobility, consumption and semantic data, which are converted into usable data using the company's own platform.
Among other things, it analyzes:
- Visitor profiles and milieu compositions
- Frequency and residence behavior
- Economic potential of individual locations
- Tenant structure and mix of uses
- Historical developments and expected trends
The aim is a data-based evaluation of the social and commercial effects of inner-city projects - for example with regard to diversity and accessibility, quality of life, economic participation or urban resilience. In the future, the results will not only be used internally by Midstad for strategic management but will also s e r v e as a benchmark for investors, authorities and planners.

From Frankfurt to Europe
The launch on Frankfurt's Zeil is just the beginning. If the project is successful, Midstad plans to scale up the analysis to other locations. Portfolio properties, including central properties in Cologne (Schildergasse), Berlin (Tauentzienstraße), Düsseldorf (Kasernenstraße) and other city center locations in Germany, the Netherlands, Belgium and Austria. Thanks to the modular structure of the methodology, follow-up analyses can be performed with up to 50 % less time and effort as well as implement costs. The aim is a long-term partnership that will help Midstad to further expand its role as a first mover in the field of social impact real estate.
