Midstad develops Tuchtinsel in Düsseldorf

Düsseldorf/Frankfurt am Main, 2. September 2025 – Midstad is pressing ahead with the development of a prominent inner-city site in Düsseldorf: With the purchase of the property at Schadowstraße 41 / Berliner Allee 6 - part of the so-called "Tuchtinsel" - the company is closing an important gap in the urban development of the state capital. The "Tuchtinsel" owes its name to the long-established Düsseldorf merchant family Tucht and comprises a total of three plots in a central location, which are surrounded by Berliner Allee like an island. The property now acquired measures 618 square metres and complements the neighbouring properties already owned at Berliner Allee 4 and Schadowstraße 39. The seller is B.I.B GmbH & Co KG, which emerged from parts of the original F.W. Böhmer KG, which used to operate the Böhmer shoe store there. The purchase agreement was notarised on 28 August 2025 and Paxos Düsseldorf S41 SARL was involved on the buyer's side. The acquisition was legally supported by the law firm Friedrich Graf von Westphalen & Partner mbP. Lührmann Düsseldorf acted as advisor and broker in the deal.

The acquisition of the property paves the way for closing the urban development gap in the middle of Düsseldorf's city centre in the coming years. The aim is to develop a forward-looking project that will create added value for the city and society in terms of both architecture and content. "The development of the Tuchtinsel is a key project for us in Düsseldorf. Together with the city, we want to find a solution that meets the high urban planning requirements and at the same time opens up new perspectives for the city centre," emphasises Dr Kevin Meyer, Managing Director of Midstad.

In the next step, Midstad will prepare the urban development process. A single-stage, cooperative competition process is planned, preceded by a "phase zero", in which citizens and a broad range of specialist planners will be involved at an early stage. The official start of the competition is scheduled for 2026.

With the development of the Tuchtinsel, Midstad wants to actively shape the transformation of Düsseldorf's city centre and provide a strong impetus for the urban future.
